There is no single answer to what Goochland County home prices look like, because the county is really two markets: rural parcels in the west and suburban pockets along the Henrico and Short Pump line in the east. Any county-wide median should be read with its source and month attached, and I will point you to where to pull the current one rather than hand you a number that may be stale. What matters more for your budget is the specific address, because it decides which loan programs you can use.

Below I explain what drives the spread in prices, which programs fit which price points (including USDA-eligible rural zones), and how the monthly payment works out on a $450,000 example.

Two Goochland Markets: Rural Western Parcels and the Short Pump Border

Drive west from the Henrico line and the county changes character quickly. Near Goochland Courthouse, Centerville and Manakin-Sabot you find larger lots, wells and septic systems, and farmland that has been split into homesites. Closer to the Short Pump edge, you find neighborhoods with public utilities, newer subdivisions and commutes measured in minutes rather than miles. Those two markets share a county name and little else when it comes to price.

Parts of the western county may be USDA-eligible. Eligibility is address-specific, though, and a street can sit on either side of the boundary. Before assuming anything, check the exact property on the USDA Rural Development single-family eligibility map. Many buyers think USDA financing is only for farms. It is not: it covers ordinary single-family homes in eligible areas. For a broader look at rural home loans in Virginia, including VA and FHA options, see my guide.

For a current median sale price, check a dated, named source such as the Virginia REALTORS market reports, the Richmond Association of REALTORS data, or Redfin’s county-level housing market page. I am deliberately not quoting a figure here, because medians move month to month and a number without a date misleads. When you find one, write down the month and the source with it.

Why one median hides so much

A median is the middle sale: half of homes sold for more, half for less. It differs from an average, which a few very large sales can pull upward. Goochland’s median is still a blend of modest older homes, new construction and multi-acre estates, and it says little about any one of them. If you are shopping a three-bedroom resale near the courthouse, the county median may be far from what you will actually pay. If you are looking at a new build near the Short Pump border, it may be well below. Treat it as a rough reference point and build your budget from comparable sales within a mile or two of the home you want. My Goochland housing market overview covers more of the context behind those numbers.

What Pushes a Goochland Price Up or Down

Physical features account for much of the gap. Acreage is the obvious one, but the type of acreage matters: cleared, usable land is valued differently from wooded or sloped ground. Public water and sewer generally support higher values in denser areas, while a well and septic system are normal in the west and add inspection and maintenance considerations. Distance to the I-64 and Route 250 corridors also shapes demand, since commute time to Richmond and Short Pump is a major reason people buy here at all.

Market factors layer on top. New construction is priced against builder costs and lot values, while resale pricing follows recent comparable sales. If you are weighing a custom build, construction loans in Goochland County work differently from standard purchase financing. In the rural areas, listings are scarce, so one unusually large or small sale can swing the monthly median noticeably. A median that jumps in a single month may reflect a handful of closings, not a real shift.

Then there is the cost of owning the home. Goochland sets its real estate tax rate per $100 of assessed value, and the rate can change with each budget cycle. Check the current figure on the Goochland County government website (the Commissioner of the Revenue and Treasurer pages list it) and note the tax year. Two homes with the same price can carry different monthly costs if their assessments differ. A mortgage calculator for Goochland County helps you turn those inputs into a real monthly number.

By Duane Buziak, NMLS #1110647. In the buyer files I see, price is rarely the first thing that decides the outcome. A buyer will fall in love with a home on five acres, then learn the address is outside USDA eligibility or that the well and septic raise questions on appraisal. Others assume they are priced out of the county because they saw a headline median, when a rural address with the right program fits their budget comfortably. I would rather check the address and the program before anyone commits to a search range.

Matching USDA, VA, FHA and Conventional Loans to Your Price Range

USDA. On an eligible rural address, USDA financing allows no down payment. It comes with household income limits and a property eligibility check, plus an upfront and annual guarantee fee. Those fee rates and income limits are adjusted periodically, so confirm the 2026 figures on the USDA Single Family Housing Guaranteed Loan Program page. My USDA Loans in Goochland County page walks through the process.

VA. Eligible veterans, service members and some surviving spouses can buy with no down payment. A VA funding fee applies, and the percentage varies by whether it is your first use and how much you put down. Some borrowers, including many with service-connected disabilities, are exempt. The current percentages are on the VA funding fee page, and you can learn more about the program on my VA Loans in Goochland County page.

FHA and conventional. When a home sits outside a USDA zone, or your household income is over the USDA limit, these are the usual alternatives. FHA loans allow a smaller down payment and more flexible credit standards. Conventional loans tend to suit buyers with stronger credit or more cash down, and mortgage insurance can drop off as equity builds. Stackable down payment assistance options such as Dynamo DPA and Turbo DPA may pair with some of these loans, subject to credit score minimums and terms you should confirm at the time you apply.

See your range before a hard inquiry

I use NoTouch Credit Pull for a soft credit pull mortgage review, so you can see which price range and program fit before any hard inquiry touches your score. My guide to the no hard inquiry home loan process explains how it works step by step.

Worked Example: Financing a $450,000 Goochland Home With USDA

This is an illustration, not a quote and not a market median. Suppose you buy a $450,000 home at an eligible rural address with no down payment, and your income and credit qualify. I am using a 30-year term and a hypothetical 6.50% rate chosen only for the math. Your actual rate will differ.

Total: roughly $3,362 a month. Compare that with a conventional purchase at 20% down, which would need $90,000 in cash at closing, plus closing costs, before the first payment.

Now the same price under VA, for an eligible first-time user with no down payment. If the funding fee is 2.15% (check the VA page for the current rate), it is $9,675, financed to a $459,675 balance. At the same hypothetical 6.50%, principal and interest comes to about $2,905. There is no monthly USDA-style annual fee, so with the same tax and insurance placeholders the total is roughly $3,261 a month. For veterans exempt from the funding fee, the balance stays at $450,000. Neither result is a promise of a rate or an approval. How Duane Buziak Compares With Other Ways to Finance in Goochland

Duane Buziak works as a broker, comparing multiple programs on your behalf, with a focus on USDA and VA loans, soft-pull pre-approval, and DSCR loans for investors. Here is how that stacks up against other routes. The competitor entries are limited to what is publicly known, and anything else is marked for you to verify.

Read the table by asking which rows can actually finance your address. On a rural Goochland property, program fit often matters more than a headline rate, because a USDA or VA loan with no down payment can change what you can buy more than a fraction of a percentage point. A direct provider offers its own products, while a broker can move across programs if your address or income points elsewhere. If you are weighing options, my breakdown of using a mortgage broker in Goochland County goes deeper.

Goochland County Home Prices: Eight Common Questions

What is the median home price in Goochland County?

It changes monthly, so use a dated source. Virginia REALTORS, the Richmond Association of REALTORS and Redfin all publish county data. Note the month and the source, and remember a county median blends small homes, new construction and large estates, so it may not match your target area.

Is Goochland more expensive than Richmond?

It depends on the neighborhood and the month. Goochland’s eastern edge near Short Pump tends to price differently from the rural west, and Richmond varies by neighborhood too. Compare recent sales for your exact area, using the same data source for both, rather than relying on two headline medians.

Are Goochland homes USDA eligible?

Some are, but eligibility is address-based. Parts of the rural west may qualify, while suburban pockets near the Henrico line generally do not. Enter the exact address into the USDA eligibility map before making any assumptions.

How much income do I need to buy?

It depends on the price, rate, debts and program. USDA also sets maximum household income limits, which you can confirm on the USDA program page. A review of your income and debts shows what range fits, and the worked example above gives a rough sense of monthly cost. My guide to home affordability in Virginia shows how to work out your own range.

Can I buy with no down payment?

Possibly. USDA loans on eligible rural addresses and VA loans for eligible veterans and service members allow no down payment. Each has fees and requirements, and approval is never guaranteed. FHA and conventional loans generally require some money down, though down payment assistance may help.

How does acreage affect financing?

Larger parcels can complicate things. USDA and some other programs have rules about property use and how much land is acceptable, and appraisals on acreage rely on fewer comparable sales. If you are buying the land itself, see my guide to land loans in Goochland, Virginia. If you are eyeing a multi-acre property, talk it through before you make an offer so the program fits the land.

Can I get pre-approved without a hard credit check?

Yes, in many cases. A mortgage pre approval without hard pull starts with a soft review through NoTouch Credit Pull, so you can see a likely price range with no hard inquiry. A hard pull comes later, once you choose to move forward with a specific loan.

What is the property tax rate?

Goochland sets a rate per $100 of assessed value, and it can change each year. Check the current figure and tax year on the county government website. Always use that figure, not an older estimate, when you calculate a monthly payment.

Check the Address First, Then Pick the Program

Goochland prices depend on the specific address, and the right loan program often matters more than the county median. A rural home that qualifies for USDA, or a purchase that suits VA, can cost far less up front than the same price on a conventional loan. The first step is to learn which programs your address and household actually qualify for.
