Mortgage rates in Goochland are not set by the county. They follow the national market, then get adjusted by your loan program, credit profile, down payment, and the property itself. Duane Buziak explains which of those levers you can actually change, and which you can only plan around.
This article covers what moves a quoted rate, how USDA, VA, and FHA pricing differs, a worked payment example on a $375,000 home, and how to check your own numbers with mortgage pre approval without hard pull. Two buyers in the same county can see different rates in the same week, and the reasons are mostly predictable once you know where to look. Any rate shown below is hypothetical and used only to show the math.
Why Goochland Buyers Face a Different Rate Picture
By Duane Buziak, NMLS #1110647, Goochland Mortgage by Duane Buziak.
Goochland is not one housing market. The western and central parts of the county, including much of the land around Goochland Courthouse, are rural, and many addresses there qualify for USDA financing. The eastern side near the Short Pump border is suburban, and many addresses there do not qualify. Eligibility is decided address by address, so one buyer can have USDA, VA, FHA, and conventional options on a property near Centerville and a narrower set on a property a few miles east.
That matters for rates because the program you can use is one of the biggest inputs to your price. A buyer who qualifies for 100% USDA financing is comparing very different numbers than a buyer who must bring 5% or 20% down.
No county rate exists
There is no “Goochland rate.” Pricing follows the national mortgage market, and a common public benchmark is the Freddie Mac Primary Mortgage Market Survey, which publishes a weekly average for 30-year fixed loans. Check it for the current figure and its release date, because a rate quoted without a date is not useful. That average reflects borrowers with strong profiles, so treat it as a reference point, not a prediction of your quote.
Check the exact address
Before you compare anything else, run the property through the USDA property eligibility map. Do not assume a zip code or a neighborhood name settles it. Boundaries around Goochland Courthouse, Manakin-Sabot, and Centerville can put two nearby parcels on opposite sides of the line, and the map is the authority. Run it before you fall in love with a listing, not after.
What Moves the Rate on Your Quote
A few terms cause most of the confusion, so define them first.
- Interest rate: the percentage used to calculate your monthly interest.
- APR: the rate plus certain financing costs, expressed as a yearly percentage. It lets you compare offers with different fee structures.
- Discount points: prepaid interest. One point costs 1% of the loan amount and lowers the rate by an amount that varies day to day.
- Rate lock: a commitment to hold a quoted rate for a set number of days while you close.
- Loan Estimate: the standardized three-page form you receive after applying. The CFPB explains each section, and its guidance on shopping for rates shows how to compare estimates side by side.
The levers you can influence
- Credit score tier: pricing steps change at score bands, so a modest score improvement can move you into a better tier.
- Down payment or loan-to-value (LTV): more equity at closing generally means lower risk and better pricing, especially on conventional loans.
- Loan term: 15-year loans usually carry lower rates than 30-year loans, with much higher monthly payments.
- Occupancy: primary residences price better than second homes or investment properties.
- Points: paying them lowers the rate, but only pays off if you keep the loan long enough. The break-even period is measured in months, and Section 4 shows the arithmetic.
Why the advertised rate is rarely your rate
Rates advertised online usually assume a high credit score, a large down payment, and paid points. Change any of those and the number changes. The only rate that counts is the one on a Loan Estimate tied to your file and a lock date.
Broker versus direct pricing
As a broker, Duane Buziak can compare pricing from many wholesale sources for the same borrower. A direct mortgage company prices only its own products. Neither model guarantees a lower rate on every file, but a broker can move to another source if a program or overlay does not fit your situation.
USDA, VA, FHA, and Conventional: How Program Choice Changes Your Rate
Each program prices risk differently, and each adds its own fees. Comparing only the note rate misses half the picture.
USDA. Eligible rural addresses can be financed at 100% of the purchase price, subject to income limits. The guaranteed program charges an upfront guarantee fee and an annual fee. As of this writing those have been 1% and 0.35%, but confirm current levels on the USDA Rural Development guaranteed loan page before relying on them. See the USDA Loans Goochland County page for how Duane Buziak handles these files.
VA. Eligible veterans and service members have no monthly mortgage insurance. Instead there is a one-time funding fee that varies by first or later use and by down payment, and some veterans are exempt. Start with the VA home loans overview, the funding fee table, and the Certificate of Eligibility page. VA does not set a minimum credit score; the investors Duane Buziak works with do, so approval is never assured in advance. See VA Loans.
FHA. FHA loans allow smaller down payments and more flexible credit, with an upfront and an annual mortgage insurance premium. The schedule depends on loan size, term, and down payment, and HUD publishes the rules at HUD.gov. Details are on the FHA Loans page.
Conventional. Pricing depends heavily on credit score and LTV. Strong credit with 20% down tends to get the best pricing, while a smaller down payment adds private mortgage insurance that can be cancelled later. See Conventional Loans.
Down payment assistance
Some programs can be paired with Down Payment Assistance, which has its own credit and combined loan-to-value rules. Dynamo DPA and Turbo DPA terms change, so confirm current guidelines before you plan around them. The Down Payment Assistance page is the place to start.
Worked Example: A $375,000 Goochland Home With Two Rate Scenarios
Suppose you buy a $375,000 home in a USDA-eligible part of Goochland with 100% financing. Compare that with a conventional 20% down payment of $75,000, and the cash difference is plain. The USDA upfront fee of 1% is $3,750, and it can be financed, so the loan becomes $378,750. Confirm the current fee mechanics on USDA’s site. The rates below are illustrations, not quotes.
The principal and interest math
The formula is M = P × r / (1 − (1 + r)−n), where P is the loan, r is the monthly rate (annual rate divided by 12), and n is 360 months.
- At 6.25%: principal and interest is about $2,332 a month.
- At 6.50%: principal and interest is about $2,394 a month.
The gap is about $62 a month, or roughly $22,300 over the full 360 payments if you kept the loan that long.
What buyers forget
Principal and interest is not the whole payment. Add property tax, homeowner’s insurance, and the USDA annual fee. For illustration, assume a real estate tax rate of $0.50 per $100 of assessed value; the actual current rate is posted by Goochland County, so confirm it before budgeting. That gives:
- Property tax: $375,000 × 0.50% = $1,875 a year, about $156 a month.
- Homeowner’s insurance: assume $1,500 a year, about $125 a month.
- USDA annual fee: 0.35% × $378,750 is about $1,326 a year, roughly $110 a month in year one.
At the 6.25% scenario, the estimated total is about $2,723 a month ($2,332 + $156 + $125 + $110).
Are points worth it?
Assume buying that 0.25% reduction costs one point, which is 1% of $378,750, or about $3,788. Divide by the $62 monthly saving and you get a break-even of about 61 months. Sell or refinance before then and you lose money on the points. Actual point pricing varies daily, so run this math on your own Loan Estimate.
How Duane Buziak Compares With Other Ways to Get a Goochland Rate
Where you apply shapes which programs you see and who prices them. The comparison below covers the four columns that matter most. National cells are hedged because program lists change, so verify them on each company’s site.

Checking without a credit hit
Duane Buziak uses NoTouch Credit Pull, a soft credit pull mortgage check that shows likely options without a hard inquiry. It works as a no credit hit mortgage application step, so you can see where you stand before committing. Start on the Soft Pull Pre-Approval Goochland County page.
Goochland Mortgage Rate FAQ
What are mortgage rates in Goochland today?
There is no Goochland-specific rate. Rates follow the national market, and the Freddie Mac weekly survey is a common benchmark; always note its release date. Your own quote depends on program, credit, down payment, and property, so it can differ from any average.
Is my Goochland address USDA eligible?
Check the exact address on the USDA eligibility map. Eligibility is set by location, not zip code, and can change within a few miles. Income limits also apply, so eligible property alone does not confirm that you qualify.
Does checking my rate hurt my credit?
A hard pull can ding your score slightly, but a soft pull does not. Duane Buziak offers mortgage pre approval without hard pull through NoTouch Credit Pull, so you can see likely options first. A hard inquiry comes later, when you move to a full application.
Why is my quote different from an advertised rate?
Advertised rates typically assume strong credit, a large down payment, and paid points. Your quote reflects your actual file. Compare the rate and APR on written Loan Estimates, not on ads.
Are VA rates lower than conventional?
Often VA pricing is competitive, and VA loans have no monthly mortgage insurance, but it varies by day and borrower. VA loans also carry a funding fee unless exempt. Compare both options on the same date using Loan Estimates, since no outcome is guaranteed.
Should I buy points?
Only if you will keep the loan past the break-even point. Divide the cost of the points by the monthly savings. In the example above, that was about 61 months. If you may sell or refinance sooner, skipping points usually costs less.
How long can I lock a rate?
Lock periods commonly run 30, 45, or 60 days, and longer locks can cost more. Choose a period that covers your expected closing date with some margin. New construction may need different terms. Ask for the lock options on your specific file.
What credit score do I need for each program?
It depends on the investor and the file. FHA guidelines allow lower scores than most conventional loans, while VA and USDA minimums are set by individual investors. Higher scores generally price better. No approval can be promised before a full review.
Your Goochland Rate Comes Down to Program, Address, and Profile
Three things set your number: which program the address allows, how your credit and down payment price within it, and the day you lock. Start with the address, since it decides whether USDA is on the table, and then compare Loan Estimates on the same date.
