Virginia down payment assistance is money, usually a grant or a second loan, that covers part or all of your down payment and sometimes closing costs. It is always paired with a primary mortgage, and the details change by program, income, credit score, and the address of the home. In Goochland County that last factor carries more weight than most buyers expect. This article explains how the programs work, which loans they pair with, what the numbers look like on a $375,000 purchase, and how to find out whether you qualify without a hard credit pull.
Why Goochland County Changes the Down Payment Assistance Picture
Goochland is not one housing market. The county mixes USDA-eligible rural land with suburban pockets near the Short Pump border, and the right assistance program often depends on which side of a line a property sits. Two homes ten minutes apart can land on completely different loan paths. I check eligibility on the USDA property eligibility map for every address, and I never assume it for areas like Goochland Courthouse, Manakin-Sabot, or Centerville. Maps get redrawn, and a house that qualified for a friend last year may not qualify today.
I’m Duane Buziak, NMLS #1110647, and rural and USDA lending is the center of my practice. Many Richmond-area providers focus on suburban purchases and do not market USDA at all, which leaves rural buyers hearing “you’ll need 3.5% down” when the real answer might be no down payment. When both USDA and a down payment assistance program are possible, I price them side by side instead of defaulting to one.
Local numbers matter for the budget too. The Census Bureau publishes a median home value for the county on its Goochland County QuickFacts page, and the county posts its current real estate tax rate at goochlandva.us. Both figures update, so check them as of October 2026 rather than relying on a number quoted in an article. Property tax feeds directly into your monthly payment and your debt-to-income ratio, which is what decides how much house you can qualify for.
One misconception to clear up: assistance is not reserved for first-time buyers or for “cheap” homes. Some programs do require first-time status and some do not. Rules depend on the program, your household income, your credit score, and where the property sits. Treat any blanket claim, in either direction, with suspicion.
How Virginia Down Payment Assistance Programs Actually Work
Assistance comes in three main forms, and each carries different obligations. Before you accept any of them, ask which one you are getting.
- Forgivable second mortgage: a second lien that is erased gradually if you stay in the home for a set period. Selling or refinancing early can trigger repayment of the remaining balance.
- Deferred second mortgage: carries no monthly payment, but the balance comes due when you sell, refinance, or pay off the first loan.
- Grant: does not need to be repaid, though it may come with occupancy rules or a higher interest rate on the primary loan.
- Repayable second: a second loan with its own monthly payment and term, which raises your total housing cost.
The CFPB explains the basics, including how to compare terms, in its owning a home resource center. Read the repayment terms before you read the headline amount.
Programs I work with
As of October 2026, the two programs I use most are Dynamo DPA and Turbo DPA. Dynamo offers 2.5% or 3.5% options with a 580 minimum FICO. Turbo offers 3.5% or 5% options with a 600 minimum FICO and allows combined loan-to-value up to 101.5%. Terms, availability, and overlays change, so confirm current details with me before you build a plan around them.
State programs
Virginia Housing runs its own assistance and first-time buyer programs, described on its homebuyer page. Income limits, purchase price limits, and homebuyer education requirements are set by each program and updated periodically. I won’t quote limits here because they would go stale; check the current tables for your household size and county.
Assistance is never a loan by itself. It layers onto a primary mortgage, and the primary loan’s investor sets its own overlays on credit score, debt ratios, and property type. Because I work as a broker with a wide investor shelf, I can often find a combination that fits when one investor’s overlay would have blocked it.
Pairing Assistance With USDA, VA, FHA, and Conventional Loans
The primary loan decides how much help you need in the first place.
USDA. In eligible rural areas, USDA requires no down payment, so assistance usually goes toward closing costs and reserves instead. Household income must fall under the USDA limit for your household size, which you can verify on the USDA eligibility site. See my USDA Loans in Goochland County page for how the process works locally.
VA. Eligible veterans and service members can buy with no down payment and no monthly mortgage insurance. Assistance can help with closing costs or reduce the amount borrowed. VA is flexible on credit scores, though investor overlays vary. Start with the VA home loans page and my VA Loans in Goochland County page.
FHA. FHA requires 3.5% down with a 580 FICO, and it is the most common pairing for Dynamo and Turbo DPA. The HUD.gov FHA page covers the program rules, and my FHA Loans page covers how I structure them.
Conventional. A conventional loan fits when your credit is strong and you want mortgage insurance that can later be removed. See Conventional Loans for when that route works.

A simple decision rule:
- Rural address and income under the USDA limit: start with USDA.
- Veteran or eligible service member: start with VA.
- Suburban purchase with a smaller down payment: start with FHA plus DPA.
Then I run the alternatives to confirm the first choice really is cheapest.
Worked Dollar Example: A $375,000 Goochland Purchase
These are illustrations, not quotes. I use 6.5% for principal and interest only, which is a placeholder rate, not an offer. Mortgage insurance and fee levels are as of 2026 and should be confirmed on HUD.gov and the USDA guaranteed loan page before you rely on them.
Scenario A: FHA with a 3.5% DPA
- Price: $375,000. Down payment at 3.5%: $13,125, assumed covered by assistance.
- Base loan: $361,875.
- Upfront MIP at 1.75%: $6,332.81, financed, for a total loan of about $368,207.81.
- Annual MIP at 0.55% of the base loan: roughly $1,990 a year, about $166 a month.
- Principal and interest at the illustrative 6.5%: about $2,327 a month.
Scenario B: USDA at 100% financing
- Loan before the guarantee fee: $375,000, with no down payment.
- Upfront fee at 1%: $3,750, financed, for a total of $378,750.
- Annual fee at 0.35%: about $109 a month on the $375,000.
- Principal and interest at the illustrative 6.5%: about $2,394 a month.
What you bring to closing
Suppose closing costs run about $11,250, or 3% of the price. In Scenario A, assistance covers the $13,125 down payment, so you bring the closing costs unless the seller contributes. In Scenario B, there is no down payment, so you also bring roughly the closing costs unless credits apply. Compare that with a conventional 20% down payment of $75,000 on the same home.
The type of assistance changes the long-term cost. A forgivable second costs little if you stay put, a deferred second comes due at sale or refinance, and a repayable second adds a monthly payment. A no-out-of-pocket closing option depends on seller credits, pricing credits, and program rules, so ask me what is realistic for your file.
Comparison Table: Where to Get Down Payment Assistance Help
Providers differ in what they offer and in how they are built. This table reflects structure, not promises. Where I cannot verify a competitor’s details, I say so.
| Provider | Program Offered | Rural/USDA Specialty | Loan Shelf | Broker vs. Direct |
|---|---|---|---|---|
| Goochland Mortgage by Duane Buziak | USDA, VA, FHA, DPA, Conventional, DSCR | Yes, rural and USDA specialist | Broad multi-investor shelf (500+ wholesale investors) | Broker |
| Rocket | National; ask which DPA options are currently offered | Not a rural specialty; ask about USDA properties | Its own products | Direct |
| Movement | National; ask about DPA options and the application process | Not a rural specialty; ask about USDA properties | Its own products | Direct |
| Other Richmond-area providers | Varies; often suburban-focused purchase programs | Often not marketed | Varies | Varies |
The practical difference is structure. A broker can compare several investors and match a DPA program to your credit, income, and address. A direct provider can only offer what it funds itself. That is not always worse, but it narrows your options when your situation is unusual or the home is rural.
Use the table as a question list. Ask any provider which DPA programs they currently offer, whether they handle USDA-eligible properties, and how they check your credit before you apply. The answers tell you quickly whether they fit a Goochland purchase.
Eight Questions About Virginia Down Payment Assistance
Who qualifies for Virginia down payment assistance?
Qualification depends on the program, your household income, credit score, the purchase price, and the property’s location. Most programs also require you to live in the home as your primary residence. Rules change, so confirm current terms with Duane Buziak at 804-212-8663.
Do I have to be a first-time buyer?
Not always. Some programs require first-time buyer status, while others allow repeat buyers or define “first-time” as no ownership in the past three years. It varies by program and changes over time, so confirm the current rule with Duane Buziak at 804-212-8663 before assuming.
What credit score do I need?
As of October 2026, Dynamo DPA lists a 580 minimum FICO and Turbo DPA lists 600. The primary loan’s investor may set a higher floor through overlays. Terms differ and change, so confirm your options with Duane Buziak at 804-212-8663.
Is down payment assistance a grant or a loan?
It can be either. Some assistance is a grant, but many programs are forgivable, deferred, or repayable second mortgages with different repayment triggers. Ask which form you are getting and when repayment could apply. Details differ by program, so confirm with Duane Buziak at 804-212-8663.
Can I use down payment assistance with USDA or VA?
Often yes, usually toward closing costs or reserves since both loans can require no down payment. Whether a specific program pairs with USDA or VA depends on its rules and the investor’s overlays. Confirm current pairings with Duane Buziak at 804-212-8663.
Is a homebuyer class required?
Many programs require homebuyer education, and Virginia Housing programs typically include it. Requirements are set by each program and can change. Ask before you apply so the class does not delay closing, and confirm current rules with Duane Buziak at 804-212-8663.
How long does down payment assistance take to close?
Assistance adds steps such as program approval and documentation, so timelines can run longer than a standard purchase. Build in extra time when you write your contract. Actual timing depends on the program and the investor, so confirm with Duane Buziak at 804-212-8663.
Can I check eligibility without a hard credit pull?
Yes. My NoTouch Credit Pull is a soft credit pull mortgage option, so you get a mortgage pre approval without hard pull and no credit hit on your score. As a soft pull mortgage broker, I use it to review your options first. Start with Soft Pull Pre-Approval in Goochland County.
Start With Your Address, Then Pick the Program
The right assistance depends on four things: your address, your income, your credit, and the loan type. A USDA-eligible home may need no down payment at all, a veteran may not need assistance for the down payment, and a suburban buyer will often be best served by FHA plus DPA. Work out which one you are before you shop on price.
