FHA loans in Goochland, Virginia allow as little as 3.5% down with a credit score of 580 or higher, and 10% down with a score of 500 to 579, though many brokers and underwriting overlays set a higher floor. Whether FHA is the right program depends less on your score than on the property address, the loan amount, and whether USDA or VA would beat it.

Goochland is a county where that comparison matters. A home near Goochland Courthouse and a home near the Short Pump line can qualify for very different programs. This article explains how FHA works here, what it costs over time, and how to decide between FHA and the alternatives. All figures are as of October 2026 unless noted, and any rate shown is an illustration, not a quote.

Why Goochland’s Rural and Suburban Mix Shapes Your FHA Decision

Written by Duane Buziak, NMLS #1110647, Coast2Coast Mortgage LLC NMLS #376205.

Goochland County runs from farmland and wooded acreage in the west to suburban neighborhoods on the Henrico and Short Pump edge. That split decides which loan programs are even available. USDA financing, which requires no down payment, depends on the specific address falling inside a USDA-eligible zone. FHA does not care about location in that way, so it is often the fallback for homes outside eligible areas and sometimes the better fit even inside them.

Before I recommend FHA, I check the address on the USDA Rural Development eligibility map. I do not go by area name. Goochland Courthouse, Manakin-Sabot, and Centerville each need to be looked up at the property level, because eligibility lines can cut through a single road. A buyer who assumes the whole county is USDA-eligible, or that none of it is, can pick the wrong program and pay more than necessary. Our guide to rural home loans in Virginia walks through how those options stack up.

The local housing market also affects FHA. You can see current county figures, including median owner-occupied home value, on the Census Bureau QuickFacts page for Goochland County, which was the source to check as of October 2026. Property taxes matter as well: the county sets its real estate tax rate per $100 of assessed value, and you can confirm the current rate through the Goochland County government website. Taxes feed directly into your debt-to-income ratio, which is the number FHA underwriting watches most closely.

If the address is eligible for USDA and your income fits, I run both programs side by side. If the address is not eligible, FHA moves to the front of the line for buyers with limited savings or a credit score that conventional financing would penalize.

FHA Loan Requirements for Goochland Buyers

FHA loans are insured by the Federal Housing Administration, and the rules come from HUD Handbook 4000.1. The core requirements are these:

Rural properties add a few items. Homes on private wells and septic systems generally need testing or inspection documentation, and access and drainage matter. None of this rules out country homes, but you should expect the appraiser to look harder at the systems than at the granite countertops.

FHA also caps loan size by county. Goochland sits in the Richmond metro area, and HUD publishes the limits through its FHA mortgage limits lookup. The 2026 national floor for a one-unit home is $541,287, and I confirm Goochland’s exact figure on that tool for each client rather than quoting it from memory. For most purchases in the county, the limit is not the constraint, but it can be on larger acreage homes.

You can see how I structure these loans on the FHA Loans page for Goochland County, and our guide on how to qualify for FHA in Goochland County covers the step-by-step approval criteria.

What FHA Really Costs: Mortgage Insurance and Closing Costs

The interest rate is only part of an FHA loan’s price. The other part is mortgage insurance, which comes in two pieces, with rates per HUD’s FHA loan guidance, which I check before every quote.

Why MIP usually stays

A common misconception is that mortgage insurance disappears when you reach 78% loan-to-value, as private mortgage insurance does on conventional loans. On FHA, if you put down less than 10%, MIP generally lasts for the life of the loan. With 10% or more down, it generally ends after 11 years. The usual way out of lifetime MIP is a later refinance into a conventional loan once you have enough equity and credit strength.

Reducing cash to close

Closing costs are still real on FHA, but there are ways to shrink them. Sellers can contribute toward your costs, within HUD limits, and our overview of mortgage closing costs in Virginia explains who pays what. Family members can give gift funds, with a paper trail. Depending on the deal, some buyers can structure a purchase with little to nothing out of pocket at closing, and I always ask clients about no-out-of-pocket closing options before they commit to a plan.

Down payment help can fill the rest. Our Down Payment Assistance page covers the programs I work with. Products such as Dynamo DPA (2.5% or 3.5% options, around a 580 FICO) and Turbo DPA (3.5% or 5% options, around a 600 FICO) have been available, but terms and credit minimums change, so treat those figures as a starting point and confirm they are current before you plan around them.

Worked Example: FHA Purchase at $375,000 in Goochland

Suppose you buy a $375,000 home with 3.5% down. This is an illustration, not a rate quote or an approval.

Now the monthly payment. Assume an illustrative 6.50% rate on a 30-year term, which is not a quote. Principal and interest on $368,207.81 comes to roughly $2,327. Annual MIP at 0.55% of the $361,875 base is about $1,990 a year, or roughly $166 a month. Add property taxes at an assumed $0.55 per $100 of assessed value, about $2,063 a year or $172 a month (check the current county rate before relying on this), and homeowners insurance at an assumed $1,800 a year, or $150 a month.

Estimated total: about $2,815 a month, with $13,125 down plus closing costs, which could be reduced through seller concessions or assistance.

The same price on USDA

If this home sits in a USDA-eligible zone and your household income is within program limits, a USDA loan on $375,000 requires no down payment, compared with $75,000 for a 20% conventional down payment. USDA also charges its own guarantee fee and annual fee, which are typically lower than FHA’s, so the monthly payment is usually lower as well. USDA wins when the address and income qualify. FHA wins when the address falls outside the map, your income exceeds the limit, or your credit or DTI does not fit USDA’s tighter standards. For a deeper side-by-side, see USDA vs. FHA rural loans.

FHA vs. USDA, VA, and Conventional: Which Fits Your Goochland Purchase?

I work through the decision in a set order, because some programs beat the others whenever they apply.

  1. Veteran or active-duty service member: Start with a VA loan in Goochland County. No down payment, no monthly mortgage insurance, and the entitlement is documented on a VA Certificate of Eligibility. FHA rarely beats it, and our comparison of a VA loan versus an FHA loan in Virginia shows why.
  2. Eligible rural address and income inside limits: Run a USDA loan in Goochland County first.
  3. Lower credit score or higher DTI: FHA is more forgiving than conventional on both, which is its main strength.
  4. Strong credit and 5% or more down: A conventional loan in Goochland may cost less because private mortgage insurance can be cancelled and is often cheaper than MIP.

The mistake I see most is assuming FHA is automatically best for first-time buyers. It is not only for first-time buyers, and it is not always cheapest. With a 700-plus score and 5% down, lifetime MIP can cost far more than PMI that eventually drops off. Compare the full monthly payment and the total cost over the years you expect to keep the loan.

If you want to see where you stand before any of that, I offer a soft credit pull mortgage review through NoTouch Credit Pull. It shows your likely options without a hard inquiry first, so you can compare programs without paying for the privilege in score points.

Shelf breadth matters most when FHA is not the best answer. A direct originator can only offer what its own company sells, so if your better fit is a USDA loan, a DSCR loan, or a specific assistance program, it may not appear. A broker can switch programs and sources without starting over. If you are weighing who to work with, see our tips on choosing the right local mortgage broker in Virginia.

Getting Started With an FHA Pre-Approval, Without the Credit Hit

The process takes a short time when you prepare first.

  1. Gather documents: Recent pay stubs, W-2s for the past two years, and recent bank statements. Self-employed buyers should add tax returns.
  2. Run the soft pull: A mortgage pre approval without hard pull through NoTouch Credit Pull gives me a view of your credit profile without affecting your score.
  3. Review the numbers: We look at your price range, estimated payment, and whether FHA, USDA, VA, or conventional fits best.
  4. Shop homes: Once you know your range and program, you can search with confidence, and I can check USDA eligibility on specific addresses before you make an offer.

A hard inquiry is typically run later, at full application, once you have chosen a property and are ready to move forward. Starting soft means you can compare programs and fix small issues first without stacking inquiries. FHA Loans in Goochland: Eight Common Questions

What credit score do I need for an FHA loan in Goochland?

HUD allows 3.5% down with a 580 score or higher, and 10% down with a 500 to 579 score. In practice, many brokers and investors require higher scores, often 580 to 620 or more. Your minimum depends on the investor and underwriting, so I check overlays before quoting.

How much down payment does an FHA loan require?

The minimum is 3.5% of the purchase price with a 580 or higher score, which is $13,125 on a $375,000 home. Borrowers with scores from 500 to 579 need 10% down. The funds can come from savings, a documented gift, or an approved assistance program.

What is the FHA loan limit in Goochland County?

HUD sets limits by county each year, and the 2026 national floor for one-unit homes is $541,287. Goochland’s figure should be confirmed on HUD’s FHA mortgage limits tool, since limits can change. I verify it for each buyer.

How long do I pay FHA mortgage insurance?

With less than 10% down, annual MIP generally lasts for the life of the loan. With 10% or more down, it generally ends after 11 years. Refinancing into a conventional loan later can remove it if you have enough equity. See HUD’s FHA loan information for current rules.

Is FHA or USDA better in Goochland?

USDA is usually cheaper when the property is in an eligible zone and your income is within limits, since it requires no down payment. FHA fits when the address is outside the zone, income is too high, or credit or DTI is a challenge. Check the address on the USDA eligibility map.

Can I use gift funds for an FHA loan?

Yes. FHA allows gift funds for the down payment and closing costs from approved donors such as family members, with a signed gift letter and a documented transfer. I help clients line up the paperwork so underwriters do not question the source late in the process.

Can the seller pay my FHA closing costs?

Yes, within limits. HUD generally allows seller contributions up to 6% of the sales price toward closing costs and prepaids. That can reduce your cash to close, and in some deals leave little to nothing out of pocket. The contract terms and appraised value still have to support it.

Does FHA work for rural homes or properties needing repairs?

Often, yes, but the appraisal must show the home is safe, sound, and secure. Wells, septic systems, roofs, and access are common focus points. Cosmetic issues rarely matter, but health and safety defects must be repaired. For larger projects, ask me about renovation options.

The Decision Rule for FHA in Goochland

FHA is a strong option when your credit or savings are limited, but it should always be compared against USDA and VA for your specific address before you commit. If the property is outside a USDA zone and you are not a veteran, FHA is frequently the right call. If it is inside one, run both and compare the total monthly cost.
