Virginia businesses are served by community and regional banks, credit unions, SBA-participating institutions and Certified Development Companies, CMBS and life-company sources, and USDA-guaranteed business programs. Which one fits depends on property type, loan size and location. I should be straightforward about my own role: I’m Duane Buziak, NMLS #1110647, a residential and investor-property broker, and I do not originate traditional commercial mortgages. This guide maps the commercial landscape so you know whom to approach, and it shows where Goochland County owners of 1-4 unit rentals can use DSCR financing instead of a commercial process.
Why Goochland County Splits Into Two Commercial Markets
I think of the county as two markets. One is rural parcels, much of it inside USDA-eligible zones, where a property may qualify for programs that never apply closer to Richmond. The other is the suburban pocket near the Short Pump border, where retail and office space behave like western Henrico and attract the usual regional bank interest. Each side leads to different financing.
A commercial mortgage is financing for business-use property or residential property with five or more units. A 1-4 unit residential loan is a different product with different underwriting. The gray area is wider than most owners expect. A mixed-use building with an apartment over a shop, or a small rental house, can be classified either way depending on use, occupancy and unit count. Settle the classification before you shop, because it decides which institutions will even look at the file.
Common local property types include farm-adjacent businesses, small retail, professional offices, workshops and single-family rental homes. Rural location affects two things: how much appetite an institution has for a thinly traded market, and whether government programs are available. Rural appraisals can also be harder to support when comparable sales are scarce, which pushes some borrowers toward institutions that already know the county. If a low valuation derails a deal, my guide to low appraisal mortgage options shows what to do next.
Carrying costs matter as well. Goochland sets its real estate tax rate each year, so confirm the rate for 2026 on the official Goochland County government site and put it into your cash-flow math before you commit to a property. That figure feeds every ratio an underwriter will calculate.
The Six Types of Commercial Mortgage Lenders Active in Virginia
These are the categories you will encounter. Confirm minimums and property types with each institution directly, since appetites shift.
- Community and regional banks: Typically serve local owner-operators and investors who bring deposits and a relationship. They often hold loans on their own books, so they can be flexible on structure, though many prefer owner-occupied property and may require personal guarantees.
- Credit unions: Membership is required. Many offer commercial real estate loans to members for owner-occupied buildings and smaller investment properties, usually with a relationship focus.
- SBA-participating institutions and CDCs: Built for owner-occupied property. The business must occupy a meaningful share of the building, and the borrower is usually an operating company, not a passive investor.
- CMBS conduits: Pool loans into securities. They suit larger, stabilized investor properties and are generally non-recourse with limited carve-outs, but prepayment terms can be rigid and loan sizes tend to start well above a small-business scale.
- Life insurance companies: Favor high-quality, well-leased investor property with strong sponsors and long terms. They are rarely the answer for a small rural building.
- Private and bridge capital: Fast and flexible, used for transitional property, tight timelines or credit that does not fit elsewhere. Expect higher cost and shorter terms.
National residential-focused names such as Rocket and Movement are not the usual commercial answer. They are known for home loans, and any commercial offering should be confirmed directly with them as of 2026 rather than assumed. If you are weighing a direct institution against a broker for the residential side of your finances, this breakdown of mortgage lender vs broker explains the tradeoffs.
Before you apply anywhere, ask four questions: What is your minimum loan size? Which property types do you finance? Is the loan recourse or non-recourse? What are the prepayment terms? A bank that does not fund your property type or size will tell you in one call, which saves an application and the time that goes with it.
Government-Backed Paths: SBA 504, SBA 7(a) and USDA Business Loans
Three government-connected programs deserve a look before you accept a conventional commercial structure.
SBA 504
The SBA 504 loan funds owner-occupied real estate and long-life equipment. It combines a first-lien loan from a participating institution with a second piece funded through a Certified Development Company (CDC), a nonprofit that packages and services the SBA-backed portion. The structure keeps the borrower’s down payment low relative to many conventional commercial loans.
SBA 7(a)
The SBA 7(a) loan is the more flexible program. It can cover working capital, equipment, a business purchase or real estate, which suits owners who need one loan for several purposes. Business owners who also need personal home financing can see how income is documented in my self-employed mortgage Virginia guide.
USDA Business & Industry guarantees
The USDA Business & Industry loan guarantee targets rural areas and is delivered through participating institutions. This is where Goochland’s rural character can work in your favor. Do not assume a Goochland address qualifies, though. Check the specific property against the USDA eligibility map and then confirm program terms with USDA Rural Development. For the residential side of rural eligibility, see my rural home loans Virginia guide.
Owner-occupancy rules
SBA real estate financing generally requires the business to occupy a minimum share of the property. For an existing building I understand that threshold to be 51 percent, with a higher share for new construction, but verify the current percentage on SBA.gov before you structure a purchase. A building that is mostly leased to outside tenants will not fit these programs.
Worked Example: Financing a $1,000,000 Owner-Occupied Building With SBA 504
Suppose a Goochland contractor buys a $1,000,000 building that the business will occupy. The standard 504 structure looks like this:
- Participating institution first lien: about 50 percent, or $500,000
- CDC portion: about 40 percent, or $400,000
- Borrower down payment: about 10 percent, or $100,000
The down payment can rise for special-purpose property or for a newer business. Now add closing assumptions. These figures are illustrative only, because actual fees depend on the institution, CDC, appraisal and legal work:
- Down payment: $100,000
- Illustrative SBA/CDC fees, appraisal, environmental review, legal and title: $15,000
- Total cash needed at closing: about $115,000
No interest rate is shown on purpose. The two pieces are priced separately, the bank portion by the institution and the CDC portion through the SBA program, and both change over time. Check SBA.gov for current terms as of 2026 and ask the participating institution for a written quote.
For contrast, a conventional commercial loan on the same building commonly asks for a larger down payment. A typical range is 25 to 35 percent, or $250,000 to $350,000, but this varies by institution, property type and borrower strength and is not a fixed rule. On those assumptions, the 504 structure could leave roughly $135,000 to $235,000 more in the business before fees, which matters for a company that needs cash for equipment and payroll.
Where DSCR Loans Fit: Investor Property Without the Commercial Process
If you own or plan to buy a 1-4 unit rental in Goochland, you may not need a commercial loan at all. A DSCR (debt service coverage ratio) loan qualifies the property on its rental income instead of personal tax returns. My DSCR Loans page covers the programs I arrange as a broker, and my guide to investment property loans in Virginia compares DSCR, conventional and rural options in more depth.
The formula is monthly rent divided by monthly principal, interest, taxes and insurance. As an illustration, a house renting for $2,400 a month against $2,000 in monthly payments has a DSCR of 2,400 ÷ 2,000 = 1.2. The higher the ratio, the more comfortably the property carries itself, and minimum ratios vary by program.
Credit is part of the picture, and starting should not cost you a score. Through my NoTouch Credit Pull, I can begin with a soft credit pull mortgage review, so you get a mortgage pre approval without hard pull and a no credit hit mortgage application while you check options. The Soft Pull Pre-Approval page explains the steps. This is a no hard inquiry mortgage pre-approval, and a formal credit pull comes later, once you choose to proceed. If you want to know where your score stands first, read credit score for mortgage in Virginia.
Dare to Compare: because I am a broker with access to hundreds of wholesale lenders, I can compare DSCR options side by side instead of offering one product. Rate shopping does not always harm credit. The CFPB’s home-buying guidance explains how mortgage shopping works, and many scoring models treat several mortgage inquiries within a short window as a single inquiry. Confirm the current window with the CFPB, as it depends on the scoring model.

Commercial Mortgage Questions Virginia Business Owners Ask
Which institutions offer commercial mortgages in Virginia?
Commercial mortgages in Virginia come from community and regional banks, credit unions, SBA-participating institutions with Certified Development Companies, CMBS conduits, life insurance companies and private capital. Fit depends on property type, loan size and whether you occupy the building. Confirm each institution’s current minimums and property types directly before applying.
Are SBA loans available for Goochland County businesses?
Yes, SBA 504 and 7(a) loans are available through participating institutions to qualifying businesses in Goochland County. The business generally must occupy a minimum share of the property, so passive investors usually do not qualify. Review current terms on SBA.gov as of 2026.
Do USDA business loans exist for rural areas?
Yes. The USDA Business & Industry loan guarantee supports businesses in eligible rural areas through participating institutions. Eligibility depends on the property’s location and the applicant, so check the address on the USDA eligibility map and confirm program terms with USDA Rural Development.
What is a DSCR loan?
A DSCR loan qualifies an investor property by comparing its monthly rental income to its monthly principal, interest, taxes and insurance. A ratio of 1.2 means rent covers the payment with 20 percent to spare. It is typically used for 1-4 unit rentals and relies less on personal tax returns.
Is a soft credit pull possible when starting a mortgage review?
Yes. Duane Buziak uses NoTouch Credit Pull to begin with a soft credit pull mortgage review, which is a mortgage pre approval without hard pull. A formal credit pull comes later if you move forward. This applies to the residential and DSCR financing he arranges, not traditional commercial mortgages.
How is a loan classified as commercial versus residential?
Classification generally turns on use and unit count. Business-use property and buildings with five or more residential units are typically commercial. Properties with one to four units are generally residential. Mixed-use buildings can fall either way, so ask any institution how it classifies yours. HUD.gov describes residential loan programs.
What documents are typically needed?
Commercial files commonly ask for business and personal tax returns, financial statements, a rent roll or lease agreements, a debt schedule, entity documents and a business plan. DSCR loans focus more on the lease or rent estimate, an appraisal and proof of reserves. Each institution publishes its own checklist.
How does a broker differ from a direct institution?
A direct institution offers its own products. A broker such as Duane Buziak compares options from hundreds of wholesale lenders for the residential and DSCR loans he arranges. The CFPB encourages comparing offers. No rate or approval is ever guaranteed.
Match the Property to the Institution, Then Compare DSCR for Rentals
Start with how the property is used. Owner-occupied business buildings belong with banks, credit unions and SBA-participating institutions, and you should check SBA and USDA eligibility first because those programs can cut the cash you need at closing. Larger stabilized investor property points toward CMBS and life companies. Qualifying Goochland rentals with one to four units are where a DSCR loan can replace the commercial process entirely.
