A VHDA loan in Virginia is not one product from one place. It is a set of first-time buyer programs from Virginia Housing, the state housing finance agency, delivered through participating brokers. Duane Buziak walks Goochland County buyers through the process here, from checking eligibility to closing, so you finish with a clear plan, a document list, and a sense of whether VHDA is even your best route. Before you start, gather two years of income documents, settle on a rough monthly budget, and be willing to complete a homebuyer education course. Goochland also has USDA-eligible rural areas and strong VA options, so this guide treats VHDA as one path to compare, not the default.

Step 1: Confirm You Qualify for a VHDA Loan in Virginia

VHDA stands for Virginia Housing Development Authority, now branded Virginia Housing. It is a state agency that sets program rules and funds assistance. It does not hand you a mortgage directly. Any vhda loan virginia program is delivered through participating brokers and approved partners, so ask any professional you work with whether they are currently approved to originate Virginia Housing products before you build a plan around it. I will tell you straight where I stand on that for your specific product when we talk.

Three gates decide eligibility:

Do not rely on a blog post for the numbers, including this one. Pull the current tables from Virginia Housing’s homebuyer pages, and treat anything dated before October 2026 as stale. Limits are not the same statewide, which surprises a lot of buyers.

Then check the first-time buyer rule. In general, “first-time” does not mean you have never owned. Buyers who have not owned a home in the past three years commonly qualify, and exceptions have existed for veterans and for homes in targeted areas. Confirm the exact wording on Virginia Housing’s site before you count yourself in or out.

Byline note from Duane Buziak, NMLS #1110647: Goochland is a mix of rural pockets and suburban neighborhoods near Short Pump, and that mix means many buyers here qualify under more than one program. Eligibility on one program is the start of the conversation, not the end.

Step 2: Decide Whether VHDA, USDA, VA, or FHA Fits Your Goochland Purchase

This is where Goochland differs from most of the Richmond area. Parts of the county are USDA-eligible, and many Richmond-area competitors do not specialize in rural financing. Eligibility is address-specific, and areas around Goochland Courthouse, Manakin-Sabot, and Centerville do not all behave the same way. Check every address you are considering on the USDA Rural Development property eligibility map before you fall in love with a house.

Use these decision rules as a starting filter:

VHDA first-time buyer loans can pair with Virginia Housing’s own assistance products. Current rates, mortgage insurance structure, and assistance amounts change, so check the program page for today’s terms rather than trusting anyone’s memory, mine included.

If you land just over the VHDA income or price limits, you are not out of options. Our down payment assistance in Goochland VA page covers other routes to the same goal.

Step 3: Complete Homebuyer Education and Gather Your Documents

Virginia Housing first-time buyer products generally require a homebuyer education course. Use a course the agency approves, and confirm the format, cost, and how long your certificate stays valid before you sign up. A certificate that expires before closing is an avoidable headache. The CFPB’s Owning a Home tools are a good free companion, though they do not replace the required course.

Gather these documents now:

  1. Pay stubs covering the most recent 30 days.
  2. W-2s and federal tax returns for the past two years.
  3. Two months of statements for every bank account.
  4. Government-issued photo ID.
  5. A signed gift letter, if any part of your funds is a gift.

Self-employed buyers need two full years of returns, and this is the most common source of delay I see. If you are newly self-employed or your income swung year to year, tell me early so we can plan around it.

The most common mistake at this stage is moving money between accounts or opening new credit before underwriting. A transfer you can explain in one sentence still becomes a paper-trail question, and a new car loan or store card can change your debt-to-income ratio overnight. Keep your accounts boring until you close.

Step 4: Get Pre-Approved With a Soft Credit Pull

NoTouch Credit Pull is my soft credit pull mortgage option. It lets you see where you stand without a hard inquiry on your report, which matters when you are still comparing programs and do not want to stack up inquiries. You get a realistic read on price range and program fit, which is exactly what Step 2 needs. This is mortgage pre approval without hard pull, and you can start on the soft pull pre-approval Goochland County page.

Know the limit. A soft pull pre-approval is a starting point. A hard credit pull is still required later, before underwriting, so the soft version gives you direction, not a final decision. I never promise a rate or an approval at this stage, and you should be wary of any soft pull mortgage broker who does.

When the letter arrives, read three things:

Your agent and the seller will read the ceiling and program too, so make sure both reflect the loan you actually plan to use.

Step 5: Run the Numbers With a Worked Dollar Example

Suppose you are buying a $375,000 home in Goochland County and want to compare an FHA-style 3.5% down structure with USDA at 0% down. Every figure below is an illustration. I use a 6.25% rate for both, which is not a quote, and a 30-year term.

FHA with 3.5% down

USDA with 0% down

For both, add taxes and insurance. Look up the current rate on the Goochland County website and do not trust a guess. Suppose the rate is $0.50 per $100 of assessed value, purely for the math: that is $1,875 a year, or about $156 a month. Add homeowners insurance at an assumed $1,500 a year, or $125 a month.

Monthly totals come to roughly $2,714 for FHA and $2,724 for USDA, a difference of about $10. Cash is where they split. Assume closing costs of 3%, or $11,250, which is an estimate. FHA needs about $24,375 before credits. USDA needs about $11,250. If a seller agrees to a 3% credit, USDA can land at little to nothing out of pocket at closing. Ask about our no-out-of-pocket closing options, and note that credit caps vary by program.

Verify the live numbers before you decide: USDA guarantee and annual fees on USDA’s guaranteed loan page, FHA mortgage insurance at HUD.gov, and VHDA assistance terms on Virginia Housing’s site.

Step 6: Compare Brokers, Lock Your Rate, and Close

Different providers carry different products, and the shelf matters. The table below shows general patterns by provider type, not quotes. Verify any specific company’s current offerings directly.

After your offer is accepted, the sequence is appraisal, underwriting conditions, rate lock, and closing. Timelines vary by program, appraiser availability, and how quickly you answer conditions, so ask your broker for a realistic window instead of relying on a single number. Lock timing is a decision to make with your broker, because a lock that expires before closing can be costly.

Three mistakes recur at this stage:

If VHDA turns out not to be the best fit, a USDA loan or a conventional loan may serve you better, and switching early costs far less than switching late.

Is VHDA a lender?

No. VHDA, now Virginia Housing, is a state housing finance agency. It sets program rules and funds assistance, while loans are originated through participating brokers and approved partners.

What are the VHDA income limits?

They vary by locality and household size and change over time. Pull the current table from Virginia Housing’s website, and treat any figure older than October 2026 as potentially out of date.

What credit score do I need for a VHDA loan?

Virginia Housing sets a minimum, and the loan type used and underwriting guidelines can add their own requirements. Check the current minimum on the program page and confirm it with your broker.

Can VHDA be combined with USDA?

Generally they are separate routes, so you compare them instead of stacking them. Confirm any combination with Virginia Housing and your broker before counting on it.

Is homebuyer education required?

For Virginia Housing first-time buyer products, yes, generally through an approved course. Confirm format, cost, and certificate validity before you enroll.

Does VHDA work for rural homes in Goochland County?

It can, if the price and your income fall within the limits. Many rural Goochland addresses are also USDA-eligible, so compare both after checking each address on the USDA map.

Can I get pre-approved without a hard pull?

Yes. NoTouch Credit Pull offers a soft credit pull starting point with no hard inquiry. A hard pull is still required later, before underwriting.

How long does closing take?

It depends on the program, the appraisal schedule, and how quickly underwriting conditions are cleared. Ask your broker for a realistic window tied to your specific loan instead of assuming a fixed number.
